Spent the day with an economist reviewing the market numbers in all of BC to investigate what is happening.
Vancouver saw a 20% drop which mostly affected the detached single family market. This is not a surprise as everyone felt the market was grossly overheated in early 2016. Sharp declines have happened in the Vancouver Market before we saw steep drops in 1996, 2001, 2003, and even a softening in 2012. The Bc Foreign tax is among the world’s highest but less regulation or restrictions in BC as compared to other countries which have implicated similar taxes. Here are some details of the Canada Day Celebrations in Whistler today.
Pancake Breakfast
Kick off the day with a pancake breakfast – complete with maple syrup – at Florence Peterson Park from 9 to 11 a.m. Entry is by donation, with proceeds going to the Whistler Community Services Society. Don’t forget to bring your own utensils and plates.
Canada Day Parade and Ceremony
Almost 50 community floats will be featured in the Canada Day Parade this year. The parade starts at noon at Whistler Olympic Plaza and ends at Mountain Square. This year’s theme is Strong, Proud and Free, with floats by local businesses, groups and clubs.
Following the parade a special Canada Day Ceremony takes place at Town Plaza at 1:15 p.m. The ceremony includes the singing of “O Canada”, speeches from Whistler Mayor Nancy Wilhelm-Morden and BC MLA Jordan Sturdy (West Vancouver-Sea-to-Sky), as well as complimentary maple gelato by Lucia Gelato while supplies last.
Performance by the Vancouver Symphony Orchestra
Culminate the celebrations by enjoying a free performance by the Vancouver Symphony Orchestra underneath the evening sky in Whistler Olympic Plaza at 8:30 p.m. Everyone is welcome to attend the special Canada Day concert. Bring your own picnic basket and blankets. The performance conductor is Bramwell Tovey.
Their performance starts with “O Canada” and also includes pieces from Morawetz, Tchaikovsky and Lehar
The Orchestra returns Saturday, July 2, 2016 for a matinee show at 2 p.m. at Whistler Olympic Plaza. The orchestra performance will feature Die Meistersinger: Overture (Wagner), Peter and the Wolf, Op. 67 (Prokofiev) and Beethoven’s Symphony Nov. 5, Opt., 67, C minor.
Furthermore, there is free transit and street entertainment all day long. With live music, dance, face painting, balloon art, arts and crafts for children, sporting displays and live art performances.

Current market activity is being determined largely by what is being offered for sale and we expect that general statistical analysis will be quite volatile going forward. As Whistler is a small market it is important for buyers and sellers to look closely at more detailed data for both, the type of property they are considering/selling as well as the neighbourhood in order to get a true picture of their particular area of interest.

The Whistler Blackcomb mountain resort is planning a renaissance over the next few years that would include real estate developments in the later phases and a price tag of about $345 million.
The first phase of the Renaissance project would cost up to $100 million and include a year-round indoor water-based play area at Blackcomb’s upper base.
The resort would also get a new high-speed lift to connect Blackcomb’s upper and lower bases.
The project’s second and third phases would include real estate developments that may involve a development partner once rezoning is approved.
Phase 2 would cost $105 million to $115 million and include the construction and sale of about 60 townhomes and Phase 3 would cost an estimated $140 million to $150 million and include further real estate development.

Home buyer activity remains at near record levels across the Metro Vancouver housing market. Residential property sales in Metro Vancouver* totalled 2,519 in January 2016, an increase of 31.7 per cent from the 1,913 sales recorded in January 2015 and a 10.9 per cent decline compared to December 2015 when 2,827 home sales occurred. Whistler Blackcomb could get some competition with the Garibaldi at Squamish ski resort getting environmental approval. There are 40 conditions attached to the approval certificate for the Garibaldi at Squamish all-season mountain resort. However, the $3.5 billion project won’t be complete for another 20 years. Home sales reached near record levels in November even as home listings began the traditional year-end decline.
The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver reached 3,524 on the Multiple Listing Service® (MLS®) in November 2015. This represents a 40.1 per cent increase compared to the 2,516 sales recorded in November 2014, and a 3.3 per cent decrease compared to the 3,646 sales in October 2015.
Last month’s sales were 46.2 per cent above the 10-year sales average for the month and rank as the second highest November on record for residential property sales.
“November is typically one of the quietest months of the year in our housing market, but not this year,” Darcy McLeod, REBGV president said. “The ratio of sales to home’s available for sale reached 44 per cent in November, which is the highest it’s been in our market in nine years.”
New listings for detached, attached and apartment properties in Metro Vancouver totalled 3,392 in November. This represents a 12.5 per cent increase compared to the 3,016 new listings reported in November 2014.
The total number of properties listed for sale on the real estate board’s MLS® is 8,096, a 35 per cent decline compared to November 2014 and a 15.4 per cent decline compared to October 2015.
“Demand remains strong and there are housing options at different price points throughout the region,” McLeod said. “It’s important to work with your REALTOR® to understand your options before you embark on your home buying journey.”
The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $752,500. This represents a 17.8 per cent increase compared to November 2014.
The sales-to-active-listings ratio in November was 43.5 per cent. Generally, analysts say that downward pressure on home prices occurs when the ratio declines below the 12 per cent mark, while home prices often experience upward pressure when it reaches 20 per cent, or higher, in a particular community for a sustained period of time.
Sales of detached properties in November 2015 reached 1,335, an increase of 31.9 per cent from the 1,012 detached sales recorded in November 2014, and a 44.2 per cent increase from the 926 units sold in November 2013. The benchmark price for a detached property in Metro Vancouver increased 22.6 per cent from November 2014 to $1,226,300.
Sales of apartment properties reached 1,553 in November 2015, an increase of 47.6 per cent compared to the 1,052 sales in November 2014, and an increase of 60.3 per cent compared to the 969 sales in November 2013. The benchmark price of an apartment property increased 14 per cent from November 2014 to $435,000.
Attached property sales in November 2015 totalled 636, an increase of 40.7 per cent compared to the 452 sales in November 2014, and a 49.3 per cent increase from the 426 attached properties sold in November 2013. The benchmark price of an attached unit increased 11.3 per cent between November 2014 and 2015 to $536,600.
Strong and steady remains the description of the real estate market. Overall, we are consistent with sales volumes that were achieved in 2014.
Chalet sales (year to date) median price is $1.4M. Last year for the same time period it was $1.250M. The Whistler Market median price of single family homes has increased 12%. Sales of chalets is up 9%. Whistler sold 123 (YTD) single family homes this year and 112 last year during the same time frame.
Our market is on track for another big year. Understand the stats so you don’t miss out! As a result of two strong years in real estate; prices are trending upwards and buyers are being forced to focus on higher priced properties. The strongest pressure has been on our chalet or town home market. A Buyer can easily find themselves in a multiple offer situation.
The townhome market faces the largest pressure and sales are up along with prices due to the rising costs of chalets and Buyers seeking to find an affordable alternative.
Vacant land is on demand due to the lack of choices and Buyers wanting to build their
“dream in Whistler” as oppose to taking on a large scale renovation of an Old Timer’s A frame.
The condominium dollar volume showed a gain but a decline in the # of transactions demonstrating this market being the slowest to rebound. Also, maybe an indicator of some potential assessments in many of the buildings.
As a Buyer; be able to move quickly. Expect potential multiple offer situations and expect to jump in or anticipate watching prices climb. Anticipate fewer choices as the snow starts to fly. For Sellers, October is a historically a strong sales month as many Buyers have been educating themselves and are now ready to purchase.

Whistler Monthly Stats to Dec 31st 2014 Shauna
Chalets median sales prices in 2014 increased by 10% from 2013. Actual unit sales though were down by 4.5% due to limited supply. This is also indicative of higher priced chalets selling more in 2014. By the end of the year in 2014, we saw an 18% drop in supply of active listings for chalets.
Median sales prices for townhomes increased by 5.3% in 2014 from the previous year. Unit sales show a brisk 22% increase in the market that by year end, we saw a 24% decline in active listings for townhomes.
Median sales price for condominiums increased by 15% in 2014. Actual unit sales increased by 24%. By year end, we saw a 14% decline in active listings.
