What’s happening in Whistler:
We have experienced very high temperatures here in Whistler for the last couple of days – maybe surprising, as we actually had a little bit of snow just a week prior! The village has been busy as ever, what once use to be the shoulder season seems to have disappeared with May and June bringing many festivals and events.
Last weekend we watched in awe as hundreds of runners completed the Whistler Half Marathon – for some maybe just a warm up for the incredible running events that are coming up later this month. On June 11th Whistler is hosting the Comfortably Numb Trail Running Race, a 23km trail run with over 800m elevation gain, followed only one week later by Tough Mudder Whistler. This military-style obstacle course race will be set up at Whistler’s Olympic Park. Are you tough enough? Or maybe still thinking about it? Spectators are welcome too!If running is not your thing there is no shortage of more relaxed events to attend. The Whistler Multicultural Festival takes place this Friday, 10 June at Florence Petersen Park. The Festival focuses on showcasing local cultures, food, music, crafts, arts, games, toys and sports to the local community. Every Sunday, the Whistler Farmer’s Market is on as it hosts many local merchants. It is set up at Blackcomb Base and is a must do for the whole family.
Market update:
The Whistler Real Estate Market has been even hotter than the weather. The inventory remains low and with few properties available, many listings sell within just a few days and often in multiple offer situations.

Not surprisingly the Vancouver Real Estate Market is showing no signs of slowing down either, residential property sales on the region’s Multiple Listing Service® (MLS®) totalled 4,769 in May 2016, an increase of 17.6 per cent from sales recorded in May 2015. Last month’s sales were 35.3 per cent above the 10-year sales average for the month and rank as the highest sales total on record for May. See the full stats package here.

Sellers, there has never been more demand than there is today. Here’s what that means in terms of numbers; historically a strong market in Whistler meant that there were between 700 and 800 properties for sale. When the global crisis hit and our market slowed we had 1200 homes for sale. Today, there are only 261 properties in all of Whistler on the market!
We are seeing a lot of pressure for chalets under the price of $2.2 million. There have been no sales between $2.2 and $4 million so far this year. This price range is surprisingly slow as buyers seem to be jumping up in their budget and paying more for larger homes, properties that may be newer and offer 5,000 plus square feet. When you look at performance in our Luxury Market for homes priced over $4 million; we have had some historical high sales. Recently we had a record sale of $22 million dollars for a single-family home located in Stonebridge and a lot sale of $10 million. There have been many sales over $5 million which is an indication of the confidence that Whistler offers as an investment and also a result of our weak Canadian dollar.

What’s happening in Whistler
The Audain Art Museum – now open
Whistler’s newest attraction opened last weekend, the Audain Art Museum. It is an iconic 55,230-square-foot museum that houses a unique collection of British Columbia art in Whistler Village. The Audain Art Museum has one of the world’s finest collections of old First Nations masks, an exceptional collection of Emily Carr paintings, works by some of Canada’s post war artists—including Jack Shadbolt, E.J. 19 March – 14th Annual Balding For Dollars
Location: Garibaldi Lift Company (GLC) | Time: 3:30 – 5:30 PM
Join in the fun at 14th Annual Whistler Balding for Dollars featuring plenty o’ head shaving in support of kids with cancer at the oncology wards of BC Children’s Hospital. Over the years hundreds of Whistler locals have shaved their heads to raise money for the kids. To date more than $246,764 has been raised in Whistler at this event.
22 – 12 March – Sport Chek Canadian Championships 2016
Location: Whistler Mountain
Once again, the Sport Chek Alpine Canadian Championships return to Whistler featuring the Sport Chek National Championships March 22 to 29 and the Sport Chek Para-Alpine Canadian Championship GS and Slalom on March 28 and 29. The competition will be held at the Dave Murray National Training Centre located on Whistler’s Raven/Ptarmigan runs. This is the perfect opportunity to see downhill ski racing at it’s finest – fast, furious and precise. The national alpine and para-alpine teams take on up-and-coming athletes from the provincial and club level as well as international competitors.

Last month was the highest selling February on record for the Metro Vancouver* housing market.
Residential property sales in the region totalled 4,172 in February 2016, an increase of 36.3 per cent from the 3,061 sales recorded in February 2015 and an increase of 65.6 per cent compared to January 2016 when 2,519 homes sold.
Last month’s sales were 56.3 per cent above the 10-year sales average for the month and rank as the highest February sales total on record.
“We’re in a competitive, fast-moving market cycle that favours home sellers,” Darcy McLeod, REBGV president said. “Sustained home buyer competition is keeping upward pressure on home prices across the region.”
New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,812 in February 2016. This represents an increase of 7.1 per cent compared to the 5,425 units listed in February 2015 and a 30.8 per cent increase compared to January 2016 when 4,442 properties were listed.
“We’re beginning to see home listings increase as we head toward the spring market, however, additional supply is still needed to meet today’s demand,” McLeod said.
The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 7,299, a 38.7 per cent decline compared to February 2015 (11,898) and a 10 per cent increase compared to January 2016 (6,635).
The sales-to-active listings ratio for February 2016 is 57.2 per cent. This is indicative of a seller’s market.
Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period of time.
The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $795,500. This represents a 22.2 per cent increase compared to February 2015.
Sales of detached properties in February 2016 reached 1,778, an increase of 37.2 per cent from the 1,296 detached sales recorded in February 2015. The benchmark price for detached properties increased 27 per cent from February 2015 to $1,305,600.
Sales of apartment properties reached 1,790 in February 2016, an increase of 43.9 per cent compared to the 1,244 sales in February 2015.The benchmark price of an apartment property increased 17.7 per cent from February 2015 to $454,600.
Attached property sales in February 2016 totalled 604, an increase of 15.9 per cent compared to the 521 sales in February 2015. The benchmark price of an attached unit increased 17 per cent from February 2015 to $569,600.

Whistler
In the Whistler market, the benchmark sale price was $1,095,900 with an average days on market of 39 days for detached homes. At the end of January, there were 8 sales and 94 active listings.
In comparison, the condo market had 33 sales and 132 active listings. The benchmark sale price was $332,100, and the average days on market were 124.
Townhome featured 15 sales, 50 active listings and a $610,000 benchmark sale price with 110 average days on market.
Listings are down. Sales are up. It’s a seller’s market.
Squamish
In January 2016, there were 17 sales of detached homes and 54 active listings in Squamish. The benchmark sale price was $651,400 with an average days on market of 48.
The Condo market had 7 sales and 32 active listings at the end of the month. The benchmark sale price was $312,600 with an average days on market of 37.
Townhome sales were 4, active listings were 17. The benchmark sale price was $482,900, and the average days on market were 9.

Home sales reached near record levels in November even as home listings began the traditional year-end decline.
The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver reached 3,524 on the Multiple Listing Service® (MLS®) in November 2015. This represents a 40.1 per cent increase compared to the 2,516 sales recorded in November 2014, and a 3.3 per cent decrease compared to the 3,646 sales in October 2015.
Last month’s sales were 46.2 per cent above the 10-year sales average for the month and rank as the second highest November on record for residential property sales.
“November is typically one of the quietest months of the year in our housing market, but not this year,” Darcy McLeod, REBGV president said. “The ratio of sales to home’s available for sale reached 44 per cent in November, which is the highest it’s been in our market in nine years.”
New listings for detached, attached and apartment properties in Metro Vancouver totalled 3,392 in November. This represents a 12.5 per cent increase compared to the 3,016 new listings reported in November 2014.
The total number of properties listed for sale on the real estate board’s MLS® is 8,096, a 35 per cent decline compared to November 2014 and a 15.4 per cent decline compared to October 2015.
“Demand remains strong and there are housing options at different price points throughout the region,” McLeod said. “It’s important to work with your REALTOR® to understand your options before you embark on your home buying journey.”

Sales of detached properties in November 2015 reached 1,335, an increase of 31.9 per cent from the 1,012 detached sales recorded in November 2014, and a 44.2 per cent increase from the 926 units sold in November 2013. The benchmark price for a detached property in Metro Vancouver increased 22.6 per cent from November 2014 to $1,226,300.
Sales of apartment properties reached 1,553 in November 2015, an increase of 47.6 per cent compared to the 1,052 sales in November 2014, and an increase of 60.3 per cent compared to the 969 sales in November 2013. The benchmark price of an apartment property increased 14 per cent from November 2014 to $435,000.
Attached property sales in November 2015 totalled 636, an increase of 40.7 per cent compared to the 452 sales in November 2014, and a 49.3 per cent increase from the 426 attached properties sold in November 2013. The benchmark price of an attached unit increased 11.3 per cent between November 2014 and 2015 to $536,600.
