Whistler’s Luxury Real Estate Market Shows Renewed Momentum
Seven luxury sales since August 1, including a remarkable $9.95 million Pinnacle Ridge townhome transaction, point to renewed confidence at the upper end of the market. As we enter the final quarter of 2026, we’re seeing encouraging signs of renewed activity in Whistler’s luxury real estate market.
Since August 1, seven luxury properties priced at $5 million and above have sold, including five single-family chalets and two townhomes.
The five chalet transactions represent a 67% increase over the same period in 2025, when just three chalets sold at this price level.
These transactions include properties in some of Whistler’s most established luxury neighbourhoods, including Nicklaus North, Kadenwood, Horstman Estates, Crabapple and the Whistler Cay area, with chalet sales reaching $9.5 million.
While transaction volumes in Whistler are naturally small, this recent activity is an encouraging indication that luxury purchasers are re-engaging.
A Remarkable Townhome Sale
Perhaps one of the most interesting transactions was the reported record-setting sale of a Pinnacle Ridge townhome for approximately $9.95 million.
A second luxury townhome transaction in Goldenwood further demonstrates that demand at the upper end of Whistler’s market extends well beyond traditional single-family chalets.
These properties appeal to purchasers seeking exceptional locations, high-quality residences and the convenience of townhome ownership.
The Pinnacle Ridge transaction is particularly noteworthy because it illustrates the substantial premiums that exceptional ski-access properties can command.

Where Do Luxury Buyers Come From?
One of the most important considerations for luxury homeowners is understanding how purchasers discover and ultimately acquire properties in Whistler.
There is sometimes a perception that access to high-end buyers is concentrated within a particular real estate team or brokerage.
Whistler’s real estate market operates through a cooperative brokerage system, where properties listed on MLS are accessible to participating real estate professionals.
Buyers frequently establish relationships with their own representatives, who may work with entirely different brokerages from the agents marketing the properties they ultimately purchase.
This distinction is important.
The agent who lists a luxury home is not necessarily the agent who introduces or represents the successful buyer as proven in the last 7 transactions this Fall.
For homeowners considering a sale, the more meaningful question isn’t simply which agent claims to have the buyers. It’s how effectively a property will be positioned, marketed and exposed to the entire qualified buyer community.
Professional collaboration across brokerages is an important part of achieving successful transactions in a relatively small and specialized resort market.

Another interesting aspect of the recent luxury transactions is the geographic diversity of purchasers.
Among the buyers identified in the seven luxury sales since August 1 of this year, purchasers have come from Vancouver, mainland China, Hong Kong and the United States.
This reinforces Whistler’s international appeal and highlights an important consideration for homeowners selling luxury real estate.
Whistler’s luxury buyer pool is not confined to one geographic market, brokerage or real estate team.
Buyers may discover properties through international networks, digital marketing, referrals or their own relationships with real estate professionals.
For sellers, the objective should be to ensure their property receives the broadest possible exposure to qualified purchasers, supported by strategic marketing and cooperation across the real estate community.
In a globally recognized resort such as Whistler, the ability to reach buyers beyond our immediate marketplace is an important part of a successful marketing strategy.

Whistler’s luxury real estate market is different from traditional urban markets.
Purchasing decisions are often influenced by lifestyle, family recreation, long-term ownership objectives and the desire to secure an exceptional property in a world-class resort.
The latest transactions suggest that qualified buyers remain willing to commit substantial capital when the right opportunity presents itself.
While it’s too early to declare a sustained recovery, the combination of seven recent luxury transactions, relatively stable chalet inventory and renewed buyer engagement is certainly encouraging.
My perspective: Whistler’s luxury market is demonstrating renewed momentum. Buyers remain selective, but exceptional properties are transacting, and successful sales continue to reflect the importance of strategic marketing, informed representation and cooperation.
